Lease it!

The Advantages of Leasing Government Buildings over Purchasing: A Prudent Approach to Fiscal Management

In the realm of public administration, the decision-making process regarding the acquisition of government buildings holds paramount importance. Governments worldwide face the perennial choice between leasing and purchasing properties to serve various administrative functions. This discourse underscores the rationale behind advocating for the leasing of government buildings over outright purchases. By delving into the economic, financial, and operational dimensions, it becomes evident that leasing offers a prudent and strategic approach to fiscal management.

 Economic Considerations

From an economic standpoint, leasing government buildings presents several advantages. First and foremost, leasing provides governments with the flexibility to adapt to changing spatial requirements without being encumbered by the long-term commitment associated with property ownership. In an era characterized by rapid technological advancements and evolving demographic trends, the ability to scale up or downsize administrative spaces as needed is indispensable. Leasing enables governments to respond promptly to fluctuating demand without the financial constraints imposed by property ownership.

Moreover, leasing obviates the substantial upfront capital expenditure typically associated with property acquisition. Governments can allocate financial resources more efficiently by directing funds towards priority areas such as infrastructure development, social services, and healthcare. By mitigating the financial burden of outright purchases, leasing fosters fiscal prudence and ensures optimal resource allocation in line with broader policy objectives.

 Financial Considerations

In the realm of public finance, the merits of leasing government buildings are further underscored. Leasing arrangements often entail predictable and manageable payment structures, thereby facilitating budgetary planning and expenditure forecasting. Unlike the unpredictable costs associated with property ownership, such as maintenance, repairs, and property taxes, leasing agreements offer greater financial transparency and stability over the long term.

Furthermore, leasing allows governments to leverage competitive market dynamics to secure favorable terms and conditions. Through diligent negotiation and strategic procurement practices, governments can capitalize on market fluctuations and secure cost-effective leasing arrangements that align with budgetary constraints and fiscal sustainability objectives.

Operational Considerations

From an operational perspective, leasing government buildings enhances administrative efficiency and effectiveness. By outsourcing property management responsibilities to professional real estate firms, governments can leverage specialized expertise and industry best practices to optimize building operations and maintenance. This strategic outsourcing enables government agencies to focus on their core mandates without being bogged down by the administrative burdens associated with property ownership.

Additionally, leasing facilitates access to state-of-the-art facilities and amenities, thereby enhancing the overall quality of administrative services delivered to citizens. By partnering with reputable property developers and landlords, governments can ensure that leased buildings meet rigorous safety, accessibility, and sustainability standards, thereby fostering a conducive work environment for public servants and enhancing service delivery outcomes.

In conclusion, the decision to lease government buildings instead of purchasing them is a prudent and strategic choice grounded in economic, financial, and operational considerations. By embracing leasing as a viable alternative to property ownership, governments can unlock significant cost savings, enhance fiscal sustainability, and optimize administrative efficiency. Moving forward, policymakers and public administrators must prioritize evidence-based decision-making and adopt a holistic approach to real estate management that aligns with broader objectives of fiscal responsibility and public service excellence.

Powering opportunity.
Right here at home.

It's spring, and right on schedule, the falcons have returned to their nest on top of our Topeka office building, patiently nurturing four eggs!

Just a few feet below, inside that same building, our Evergy engineers and project managers nurture a different kind of future, helping bring jobs and economic growth to our hometowns, and to the next generation.

  • Evergy's economic development team played a critical role in Google's decision to bring a new $1 billion data center to Kansas City, MO, along with 1,300 jobs.
  • Our teams spent months assessing the needs of Panasonic's new EV battery factory in De Soto, KS, including the new Clearview Substation, which will increase reliability for the whole area. The factory will bring more than 4,000 jobs to the area.
  • Evergy engineers designed the energy infrastructure of the new CPKC women's soccer stadium (home of the Kansas City Current), transforming a once-abandoned dump site into a world-class sports facility.

To keep pace with economic development, Evergy crews continually maintain our infrastructure to deliver the kind of affordable, reliable power needed to attract new businesses. Watch how they do it.

Use generators safely

Spring thunderstorms can mean downed trees and outages. If you plan to use a generator for emergency power, use it safely.

They're back!

Victory for Small Businesses Against Joint Employer Rule

I am pleased to announce we secured a victory for our Kansas franchise owners and small businesses. In a 50 to 48 vote be nullified the 'Standard for Determining Joint Employer Status' rule put in place by the National Labor Relations Board (NLRB).

Joint Employer status is established when two businesses are found to be controlling the working conditions of employees. Broader joint employer standards would put undue liability on franchisors, forcing them to invade the operations of their franchisees more. This would essentially turn franchisees into corporate middlemen.

I will always fight for our Kansas small businesses and franchises against more federal government red tape and regulations. I also led the Save Local Business Act, which codifies narrower joint employer standards, allowing franchisees to have more freedom in their operations and preserve their independence as small business owners.

Leading CRA Opposing Biden Rule to Add More Regulation on Existing Oil Production

I led a Congressional Review Act (CRA) in the Senate challenging the Biden Administration's rule requiring energy producers to drastically reduce methane emissions and imposing additional burdensome regulations on new and existing oil production in Kansas.

Energy costs have significantly risen nationwide and Americans are feeling it. Piling on regulatory burgers on the oil and natural gas industry at this time would only further exacerbate this trend.

The Biden Administration has taken their war on American energy and oil producers too far. I will not bow down in this fight against strangling our producers with Washington, D.C.'s red tape.

Fight for Kansans to Stop Paying Exorbitant Prices to Transmit Electricity Out of the State

I was joined by Senator Jerry Moran (R-KS) in writing a letter to the Federal Energy Regulatory Commission (FERC) addressing an ongoing situation that continues to cause Kansans to pay exorbitant amounts of money to transmit electricity out of the state. We previously wrote a letter in September 2023 demanding answers from FERC on this issue.

Kansas ratepayers should not pay extra to transmit wind energy to neighboring states; that is common sense. More than just having the ability to fix this unjust situation, FERC has the obligation to do so.

It is a requirement that costs must be allocated in relation to the benefits received, and that is not happening. FERC must step in and provide relief to the people of Kansas.

Biden's Outrageous Ask: Make Hardworking Americans Pay Off Student Loans For Other People.

This week, President Biden released another multi-billion-dollar new student loan forgiveness scheme. In the America I grew up in, if you take out a loan, you pay it back. It's that simple and is a fundamental principle of learning financial responsibility.

Sadly, Joe Biden's pursuit to saddle our blue-collar workers with the debts of Ivy League grads, elitists, and lawyers never ends. This is nothing more than a political stunt that the Biden Administration believes will buy young people's votes. That is what this all comes down to for him – the next election, not the well-being of the next generation.
