Dear GreatLIFE Family,

I hope this message finds you well! It's been quite the adventure with our Prairie View Golf Course project. We've had our share of ups and downs, trying to find the best way to give this space new life while keeping everyone happy - the local home association, the City of Topeka, and Shawnee County. Honestly, it's been quite the saga, but our heart has always been in the right place: to elevate this space in a way that's not only by the book but also adds real value to our community. Thanks to our never-give-up attitude, we've kept the greens and fairways in tip-top shape, integrating them into our sod farm operations.

Then, this summer, while I was out mowing, an idea hit me. Inspired by a recent project at Shawnee CC where we installed a putting green, I started to wonder: What if we created an artificial green that could really impress my golf buddies? We're talking about a green that's fast, at least a 10 on a Stimpmeter (but aiming for 12), and doesn't have that harsh bounce you get with concrete from over 100 yards out.

So, we teamed up with Mammoth Sports to chase this dream. And guess what? We're making great headway. We're dreaming of a course that honors Scottish traditions - minimal maintenance but no compromise on quality, with fast, beautifully kept greens and tee times every 15 minutes.

This tentative layout needs final approval from the City of Topeka and Shawnee County before changes can be made.

Here's where it gets exciting: You have the chance to be a foundational part of this new golfing experience! We're offering six 20-acre plots, each providing 1/7th ownership of the new golf course. This deal also includes a buildable homesite, priced at market value - $15k per acre, making the total package $300k. This sale is all about getting the funds we need for those new greens and the gear to keep them looking good.

If this sounds like your kind of adventure - owning a piece of a golf course and a beautiful spot to live - I'd love to chat! Reach out to Rick Farrant at rick.farrant@greatlifegolf.com. We're thinking about setting up an LLC to manage the course under a new name, with a small, passionate membership of 50 to 100 golf lovers.

This isn't just about buying property; it's about buying into a lifestyle. To make sure we're doing everything right by our community and sticking to the rules, we're setting aside six months to explore this idea. If we find three partners in that time, we're all in! If not, we'll focus on just selling the homesites.

So, whether you've dreamed of living on a golf course, having a massive 20-acre property with your own private holes, or just enjoying the beauty of Shawnee County, this could be just what you're looking for. We're ready to answer your questions on a first-come, first-served basis and promise a fair process for choosing lots.

As always, thank you for being a part of the GreatLIFE family.
