Formal complaint and demand for inspection — vegetation and debris, SW Gage Boulevard, Arrowhead Plaza Sub, Parcel 1451504014037000 (QuickRef R59591)

October 6, 2026

Brenda Younger, City Clerk City of Topeka 215 SE 7th Street, Room 166 Topeka, Kansas 66603

Re: Formal complaint and demand for inspection — vegetation and debris, SW Gage Boulevard, Arrowhead Plaza Sub, Parcel 1451504014037000 (QuickRef R59591)

Dear Ms. Younger:

This is a formal complaint. File it, and refer it today to the Property Maintenance Unit for inspection and enforcement. The vacant tract below is in violation. Weeds, brush, sticks, limbs, and accumulated leaves stand along SW Gage Boulevard and the property edges. Neighbors have complained. The condition is visible from the public street. It is not being maintained.

Owner of record: Anderson Family Trust Mailing address: 5050 SW Topeka Boulevard, Topeka, Kansas 66609 Site: SW Gage Boulevard, Topeka, Kansas 66614 Subdivision: Arrowhead Plaza Sub Size: 4.04 acres, no improvements (land use 9010, farming / ranch land) Parcel ID: 1451504014037000 · QuickRef R59591 Instrument: 2023R09530 · Tax unit 001

Topeka Municipal Code 8.60.150, which replaces Section 302.4 of the property maintenance code, requires premises to be kept free of vegetation in excess of twelve inches. Vegetation includes weeds, woody vines, volunteer saplings, shrubs, brush, grass, and uncultivated plants. Noxious weeds are prohibited. This tract is undeveloped and exceeds two acres, so subsection (d) still requires the owner to remove or destroy vegetation, other than grass or ground cover, within fifteen feet of any sidewalk, street, or adjacent property line. The sticks, limbs, and leaf accumulation along the frontage are exterior debris and are part of this complaint. The owner of record is responsible. Vacant land is not exempt.

I expect the City Clerk to enter this complaint in the record and forward it immediately to the Property Maintenance Unit, 620 SE Madison, Unit 13, propertymaintenance@topeka.org, (785) 368-3161. The Unit is directed by its own procedure to review a weed complaint within 48 hours. I am asking that it do the following, and that I be told when each step is done:

  1. Inspect the tract from the public right-of-way within 48 hours. Photograph the street frontage and the fifteen-foot strip along SW Gage Boulevard and every adjoining property line.
  2. If a violation is confirmed, serve notice the same week on Anderson Family Trust at 5050 SW Topeka Boulevard and require the weeds, brush, sticks, limbs, and leaf accumulation to be cut and removed.
  3. If the owner does not comply within the time allowed, abate the violation and assess the cost against the owner under TMC 8.60.150(e). Do not let the notice expire without action.

A commercial-frontage tract left in this condition is unfair to every owner who keeps property up. The code is clear. Enforce it. Confirm receipt of this letter, give me the case number, and report the inspection result in writing.

Respectfully,

Henry McClure MCRE, LLC 3625 SW 29th Street, Suite 100 Topeka, Kansas 66614 785-383-9994 mcre13@gmail.com

Good morning

Fermented foods improve muscle health and reduce systemic inflammation primarily by enhancing gut microbiome diversity, increasing nutrient bioavailability, and producing powerful anti-inflammatory compounds. When microorganisms break down food during fermentation, they create active biotics (probiotics, prebiotics, and postbiotics) that directly optimize metabolic, immune, and muscular function.

🧬 How Fermented Foods Reduce Inflammation

A landmark clinical trial by the Stanford School of Medicine demonstrated that a diet rich in fermented foods consistently remodels the human microbiota, leading to a steady decrease in systemic inflammatory markers. [1] (https://med.stanford.edu/news/all-news/2021/07/fermented-food-diet-increases-microbiome-diversity-lowers-inflammation.html), [2] (https://www.biohackr.health/body/uncategorized/fermented-foods-and-inflammation/)
• Suppression of Pro-Inflammatory Cytokines: Regular consumption of foods like kimchi, sauerkraut, and kombucha suppresses critical inflammatory pathways (such as NF-kB) and directly decreases levels of 19 inflammatory proteins in the blood, including Interleukin-6 (IL-6) and TNF-alpha. [1] (https://pmc.ncbi.nlm.nih.gov/articles/PMC9915096/), [2] (https://pmc.ncbi.nlm.nih.gov/articles/PMC8147091/), [3] (https://med.stanford.edu/news/all-news/2021/07/fermented-food-diet-increases-microbiome-diversity-lowers-inflammation.html)
• Production of Short-Chain Fatty Acids (SCFAs): The live lactic acid bacteria (LAB) found in fermented items produce SCFAs (like acetate and butyrate) as byproducts. These postbiotics function like a natural regulatory mechanism, dampening overactive immune cell signaling throughout the body. • Enhancing Antioxidant Defenses: Fermentation unlocks and concentrates bioactive compounds—such as phenolics, isoflavones, and carotenoids—which neutralize oxidative stress that would otherwise trigger chronic cellular inflammation. 🏋️ How Fermented Foods Support Muscle Health

While often celebrated for digestion, the structural and chemical shifts that occur during fermentation play a major role in athletic performance, muscle preservation, and recovery:

Benefit Mechanism Impact on Muscles
Enhanced Protein Bioavailability Microbes partially pre-digest proteins and break down anti-nutrients like phytic acid. Improves the absorption of essential amino acids required for muscle synthesis and repair.
Increased Mineral Absorption Fermentation frees tightly bound minerals within foods. Increases the uptake of magnesium, calcium, and iron, which are vital for muscle contractions and preventing cramps.
Accelerated Workout Recovery Postbiotics and antioxidants curb local muscle tissue inflammation. Minimizes delayed onset muscle soreness (DOMS), allowing for quicker return to training.
Production of Bioactive Peptides LAB generate unique chemical compounds, such as natural ACE-inhibitors and GABA. Aids in vascular blood flow and cellular repair, ensuring efficient nutrient delivery to muscle tissues.

🍽️ Maximizing the Benefits

To get the most out of your diet, choose low-sugar, unpasteurized fermented options containing live, active cultures. Excellent choices include kefir, plain yogurt, tempeh, miso, and refrigerated kimchi. Good evening:

Plans are underway for Washburn’s 2026 Homecoming celebration.  This year’s theme is, “Every Era, Every Ichabod.”

We’d welcome your participation in the Homecoming Parade which will be, Saturday, October 31, 2026, at 11 a.m.  See map of parade route below.  The parade route is only one mile, which is easy for those who choose to walk in the parade.  Also, it’s compact so spectators will be close together rather than scattered throughout campus.

Participation in the parade is a great way to showcase your team, organization, business, department, candidacy for political office, neighborhood and more.  For additional information and online parade entry registration, visit: https://www.surveymonkey.com/r/L82KJBP

Our Washburn Homecoming day will tentatively look like this:

9-11 a.m.                  All-You-Can-Eat Pancake Feed at Bradbury Thompson Alumni Center (17th & Jewell Ave.)
10-10:45 a.m.         Parade entry line up (parking lot on MacVicar between 19th and 20th St.
11-11:45 a.m.         Parade
12-2 p.m.                  Tailgate party
2 p.m.                        Football game

Give this some thought and let me know.  Please feel free to share this information with other folks you think might be interested in being in the parade.  If you don’t want to participate, simply reply to this email and I’ll remove you from the list for this year.

Thank you.
