I held back from replying to you whenever this started...what, Wednesday late?


Why did you even come to JEDO if you weren't serious?  You get added to the agenda last minute....and take over 20 minutes.....almost unheard of in terms of accommodation.  I thought you made some pretty good points....and the way it was left, I thought, was that you should meet with staff.   Appropriate for protocol.


Then you blast and do a full 180 in less than 12 hours??   How could anyone think you were serious.....or that the owner really, in fact, had wanted to do what you are suggesting?


Cut the legs right out from under the good work you have been doing...and the good will and deals you seemed to have been building.


Just my observation....  What a shame.....

Henry, for what it is worth, I think this is a good starting concept.  It is an important main entrance to Topeka.  I wish you could have provided these sketches  during the JEDO discussion but I do suggest that the owner and you sit down with Matt.  It is also important, as you know, that there be a document indicating you are representing the owner and the parameters to that discussion.  That is why I strongly suggest the owner be a visible part of these discussions.

Morning Henry – please find attached 4 quick sketches of how the 38/Topeka site.  We show numerous uses throughout the site.  I see the site in three sections.  One is the high visible lots off Topeka Blvd for drive thru/restaurant/retail lots.  Middle could be office/retail/hotel area.  Fronting KS Ave could be a Casey's type station/office/restaurant.  We have tried to address the slope of the site but will have to take a closer look at how the grades effect the layouts.
