Hello!

Quick update  - the Monday evening planning commission was long! A majority of the evening was spent on the zoning change for the property located at the corner of 6th & Fairlawn (formerly Ramada Inn). The planning commission was asked to send an amended recommendation to the city council, after the first planning commission recommendation was turned down. The planning commission  agreed to recommend a Maverick station at the corner without the weigh station and islands for semi-truck fueling. As I understand it - if the Maverick location goes forward, there would still be an exit on 7th, a possible additional light at 7th & Fairlawn, and an extension of the center median that would severely impact entering/exiting the Amoco station on the east side of Fairlawn.
The neighbors were present, and spoke candidly about the impact the Maverick station would have on their neighborhood, school, and businesses. 3374f425-a4eb-4bbb-8d0e-100355603a1e.png29f4c80f-da96-4547-8399-9e99ed942a35.pngff21193a-0950-4de6-9071-3cbdd9e67eca.png29f4c80f-da96-4547-8399-9e99ed942a35.pngff21193a-0950-4de6-9071-3cbdd9e67eca.png29f4c80f-da96-4547-8399-9e99ed942a35.pngff21193a-0950-4de6-9071-3cbdd9e67eca.png
There was no new information from Committee on Housing. The planning commission did confirm the issue of citywide zoning change to allow duplex, triplex and quadplex is on the agenda for the August 18 meeting.
Please mark your calendar  - ELMHURST  Neighborhood Association  has organized a meeting with the members of City of Topeka planning commission on Thursday July 31, 2025, 6:30pm  Topeka Shawnee County Public Library.  Please attend and invite your neighbors!
Also - I apologize, but will get back to the telephone calls/messages left the last week.

Exciting news — 817 Tyler has just been reduced from $1.2M to $995,000.

This 24-unit property (14 two-beds, 10 one-beds) is currently generating $14,005/month in rent — averaging just $666 per door. But there's real upside here:

Rent Growth Potential

  • The area supports stronger rents. If the 14 two-bed units were rented at $800 and the 10 one-beds at $700, gross rents could climb to $18,200/month, or $218,400 annually — a 30% increase over current collections.

Utility Expense Reduction

  • Landlord-paid utilities are averaging $4,900/month. That's over $58,000 annually.

  • With utility separation or billing back to tenants, there's an opportunity to dramatically improve NOI by shifting utility responsibility to tenants — a common strategy for similar assets.

Cap Rate Breakdown

  • At current performance, this property already operates at an 8.08% cap rate.

  • Under pro forma rents and reduced utility burden, the cap rate could push above 13%, making this an ideal value-add opportunity.

I've also included the Rent Rolls and Trailing 12s for a full financial picture. Let me know if you'd like to schedule a tour or dive deeper into the numbers.

Good Evening Mr. Henry McClure,

Found the KEDA bylaws and I'm not sure if it's of importance to the current circumstances. Hope your day went well.

Final Answer The total rent over the term is $2,891,378.00.

To calculate the total rent over the term, we need to sum the monthly rent payments for each period, multiplied by the number of months in each period. The lease term spans from November 1, 2026, to December 31, 2035. The security deposit information indicates that $5,000 of the $10,000 deposit is applied to the first monthly payment, which we’ll account for in the calculation.

Step-by-Step Calculation
  1. Determine the lease periods and monthly rent:
    • 11/1/2026 – 12/31/2026: $21,467.50/month, 2 months
    • 1/1/2027 – 12/31/2027: $22,183.08/month, 12 months
    • 1/1/2028 – 12/31/2028: $22,898.67/month, 12 months
    • 1/1/2029 – 12/31/2029: $23,614.25/month, 12 months
    • 1/1/2030 – 12/31/2030: $24,329.83/month, 12 months
    • 1/1/2031 – 12/31/2031: $25,045.42/month, 12 months
    • 1/1/2032 – 12/31/2032: $25,761.00/month, 12 months
    • 1/1/2033 – 12/31/2033: $25,761.00/month, 12 months
    • 1/1/2034 – 12/31/2034: $25,761.00/month, 12 months
    • 1/1/2035 – 12/31/2035: $25,761.00/month, 12 months
  2. Account for the security deposit:
    • The tenant pays a $10,000 security deposit, of which $5,000 is applied to the first monthly payment of minimum rent (November 2026). Thus, for November 2026, the tenant pays $21,467.50 - $5,000 = $16,467.50 out of pocket.
  3. Calculate total rent for each period:
    • 11/1/2026 – 12/31/2026:
      • November 2026: $16,467.50 (after $5,000 credit)
      • December 2026: $21,467.50
      • Total: $16,467.50 + $21,467.50 = $37,935.00
    • 1/1/2027 – 12/31/2027: $22,183.08 × 12 = $266,196.96
    • 1/1/2028 – 12/31/2028: $22,898.67 × 12 = $274,784.04
    • 1/1/2029 – 12/31/2029: $23,614.25 × 12 = $283,371.00
    • 1/1/2030 – 12/31/2030: $24,329.83 × 12 = $291,957.96
    • 1/1/2031 – 12/31/2031: $25,045.42 × 12 = $300,545.04
    • 1/1/2032 – 12/31/2032: $25,761.00 × 12 = $309,132.00
    • 1/1/2033 – 12/31/2033: $25,761.00 × 12 = $309,132.00
    • 1/1/2034 – 12/31/2034: $25,761.00 × 12 = $309,132.00
    • 1/1/2035 – 12/31/2035: $25,761.00 × 12 = $309,132.00
  4. Sum the totals:
    • $37,935.00 + $266,196.96 + $274,784.04 + $283,371.00 + $291,957.96 + $300,545.04 + $309,132.00 + $309,132.00 + $309,132.00 + $309,132.00 = $2,891,378.00
Final AnswerThe total rent over the term is $2,891,378.00.
