Yesterday, for the first time, I told a client not to invest in Topeka—disclosure as a real estate professional. In my business, you never want to hear, "Why didn't you tell me all that?".

Most recently, my dear friend Dana K Anderson commented that he wished he never bought the land at 37th and Gage.

Howard Paul commented, "Life is too short to deal with Topeka". He is selling all his real estate and investing in Florida.

Cody Foster says he is done with downtown.

so.........

In a town that lets the contrator of the economic development funds spend 67% of the fund on overhead.

That hires a consultant to do all the work that requires thinking.

That breaks all the rules for one guy who may or may not owe $8M in back taxes. where you fix his dam for a lake taxpayer, subside because the GO bonds were placed on land that already had unpaid taxes.

Where the minority set aside money can't be accessed by minorities, except the ones that keep winning the contests 3 and 4 times and are basically subsided.

Whereas a pizza hut can't get funds for a sewer and takes two years to get through the system

What you don't understand is that the deal was handed to you --- you did not have to pay $3.5M to Go Topeka. Go Topeka blocked the deal.

The reason for sending the "will Topeka want a Whataburger more than a Braxton" was to see if he would retaliate.

He was rolling his eyes in the recent infrastructure meeting Sylvia would not let me clarify his misstatements.

------

You own a hotel and $544K for that consultant.

$100M lawsuit for Wade, and in his podcast, he says someone knew he was mentally ill.
