No Brews No Problem


At a certain age, beer becomes a staple in your refrigerator. At least, that used to be the case for past generations, but there’s a new wave hitting the forefront recently and millennials are all in.
This new trend is pot, and the generation coming behind millennials likes that instead of alcohol. Not only is drinking beer becoming less and less popular, but it may soon become something people frown upon in the future. Are brewers in trouble?

WASHINGTON, D.C.—The nation rejoiced as a Democrat finally released something of substance yesterday.
Democrats have been criticized for not releasing statements or policy positions of any weight or substance recently, but Rep. Eric Swalwell changed all that last night, releasing something that definitely had some substance to it.
"Finally, the Dems are getting serious about pushing out things beyond just empty policy proposals," said one pundit after watching the footage of Swalwell. "It's encouraging to see some Democrats move beyond empty talking points and put the shards of a real, hefty policy platform together."
"I don't mean to raise a stink about this, but all these Dems still in the race are all vapor. They're all smoke and mirrors. I'm the real deal," the rep said, pointing to specific policy proposals he has that are much better than those of the candidates who are still in the race. For instance, while many Democrats have suggested passing a gas tax, Swalwell said he will cut out the middle man and just pass the gas.
Swalwell really dropped a bomb on Democrats' talking points, nuking his own party's crappy, vaporous ideas. "These Democrats are all full of hot air, just dangling in the wind. But not me. I'm just having an absolute blast, and I think real progressives will greet my ideas with thunderous applause when they see I'm really cooking with gas."
Swalwell also said he doesn't always weigh in on things, sometimes preferring the "silent but deadly" approach. "We really need to cut the crap and offer people something that doesn't smell fishy."
There was a real flap over Swalwell's comments, but most Dems agree it's time to flush out bad ideas and replace them with ideas that won't be poo-pooed by the masses.
"Sorry for my frankness," the rep said later. "But sometimes you just have to let it all out."

Several times a week, I hear Google complaints like these from area businesses:
  • “Google keeps calling me all the time.”
  • “Google calls me 3 to 4 times a day. They won’t leave me alone.”
  • “Google calls to tell me my Google Business listing is not up to date.”
How about you? Are you frustrated by seemingly non-stop calls from Google? Well here is the reality. It’s not Google calling.

Google does not make unsolicited sales calls from an automated system. Google will never ask you for payment information over the phone or guarantee you favorable placement in their products. The calls are from scammers placing voice calls or
robocalls. Their calls are fraudulent and misleading. Sometimes the callers or recorded calls claim to be working “with Google” or “for Google” in an attempt to sell different digital products. Most of these types of calls are illegal and Google is never behind them.

Google may place an automated call for non-sales tasks like verifying store hours, but they will only make calls in the US from a set of designated phone numbers like 650-203-0000. If you don’t want to accept these calls, you can opt-out by simply saying so on the call.

Actions you can take if you receive a suspicious call:
Report suspicious calls in the US. File a formal complaint to the FTC. Go to 
www.donotcall.gov or call 1-888-382-1222. You can also submit a complaint to the Federal Communications Commission. if you want to help Google track down scammers by contacting Google directly using this Webform

Don’t want to take the time to file a complaint? Hang up. Do not press any key even if the voice recording prompts you to in order to speak with a live person or to be taken off the call list. Pressing a key may lead to more unwanted calls.

Welcome to 1433 SW Lincoln Topeka KS. This property is owned by David Osborne of Osborne Construction.....
......the neighbors have had to look at that mattress on the tire for weeks. I think Balanced Properties likes to keep accommodation for any last-minute renters, their version of Airbnb. I see "Air". Base on what they are charging KC while the construction on 10 units they probably get high dollar for the fresh air. The dust inside is unbearable. Constrictive eviction and NO quite enjoyment a basic right with any leasehold interest.

I do not recommend this company due the lack of integrity of the owner. AMHERST HOLDINGS LLC is an LLC operated by David Osborne. The property in question is Address: 1433 SW LINCOLN St. The Osborne Company is doing a complete renovation n behalf of Amherst Holdings LLC that is leased and managed by Balanced properties. Upon entering in to a lease the Tenant was never informed about the renovation. The Tenant would have NEVER signed the lease. AS time marched on we approached David to tear up the lease. David refused to sit down a talk and hid behind Balanced properties so he wouldn't have to face real time issues first hand. and I was asked to leave the property and they called the police. Being exposed to a naked lady roaming the halls to marijuana permeating the hallways, is no way to raise a preschooler. With your experience in construction you know as well as me this building should be vacant so you can turn over a finished product. There is NO quiet enjoyment. Please review the video and this letter. David, we never would have paid such high rent based upon the renovation being in process. Thanks for taking my phone call today. Please help us out. Let David out of the lease and return the security deposit so his family can relocate ASAP. Henry McClure

Greetings!

The Topeka Planning and Development Department wanted to bring you up to speed on the status of the City’s new Sign Code proposal that is going to the Topeka Planning Commission for a public hearing next Monday, May 20th at 6:00 PM in the City Council Chambers.

Below you will find more info related to the proposal and the agenda. Please forward to anybody you think would be interested in reviewing and/or offering testimony to the Planning Commission (PC) as they are anticipated to make a recommendation to the Governing Body for their consideration.

The new sign code has been in the works for 18 months with the PC and would be the first comprehensive update of its kind in 50 years. A major impetus behind the new code is the need to improve the City’s visual appeal which came out of the Momentum 2022 report. Another impetus was the recent U.S. Supreme Court decision that only allows localities to dictate time, place, and manner requirements of signs, not their content. Also, newly adopted Downtown sign standards with these aims in mind laid a foundation to continue those best practices city-wide.

The new code is shaped by extensive public input via a “visual appeal survey” (964 responses, 386 written comments), 2 major public meetings, extensive committee meetings of local sign industry/business representatives, legal sign code experts, and best practices from other cities. Major recommendations to the Planning Commission include:

·         Maximum sign size would generally be proportional to the size of the building/property instead of a one size fits all approach.
·         Discrepancies in height/size limits between zoning districts would be softened to make sign standards more uniform across all zoning districts.
·         Commercial zoning districts would see reduced size and height limits except along highway intersections and large shopping/commerce centers. Non-commercial areas/uses would see more relaxed standards.
·         All new freestanding signs must be of a monument-style. New pole signs would not be permitted (except along highway intersections).
·         All temporary signs would be accommodated except portable message center signs (e.g., “arrow signs”).
·         Abandoned signs would be subject to removal.
·         Existing signs made non-conforming by the new code could continue without a sunset; any changes to their size would trigger partial or full compliance with new code
